First, the anwer to that burning question. Why would a real estate agent offer to help you sell your home...without asking you for a listing commission?
We're not like your ordinary real estate agent. Most real estate agents are trained to try and persuade homeowners not to attempt selling their home by themselves. As far as we're concerned, if a homeowner really wants to save the listing commision, is willing to put forth the effort, and doesn't have any time constraints, then why not try FOR SALE BY OWNER for a while? We understand this desire, and appreciate the reasoning behind it. Although National Association of Realtors statistics show that 86% of For-Sale-By-Owners end up using a real estate agent, you could very well be one of the 14% who are successful selling your home yourself. So, our philosophy is quite simple. Not only do we not try and talk you out of it, with your permission, we will actually join with you and help you do it!
So, what's in it for us? For one thing, we would like to earn additional business from you through the referrals of those buyers who visit your home, but for some reason decide it's not the right one right for them; and, referrals of friends, relatives or co-workers who may want to buy or sell in the future. Secondly, if we are fortunate enough to find and attract a buyer for your home, and there's no other agent involved, all we ask from you is the buyer's agent fee. Thirdly, if indeed you are not successful selling your home yourself, or you just get fed up with trying, we would like the opportunity to at least interview for the job of selling your home for you. And lastly, when you do sell your existing home, we would appreciate the opportunity to work with you as your buyer's agent in assisting you with the purchase of your next home, whether you are staying in the Greater Phoenix area or not.
